This is a mountain forest property located in Kibichuo Town, Kaga District, Okayama Prefecture, Japan.

The property consists of three parcels on both sides of a paved road, with a total land area of approximately 2,373 square meters (about 0.6 acres). It is a south-facing property along a river, located in a secluded area beyond the village.

The road to the property is paved, and there is enough width for regular cars to pass.

There are no houses in the surrounding area, providing a quiet environment. The mountain forest is rich in biodiversity, with a well-balanced mix of natural trees, cedar, and cypress.


The selling price is ¥1,540,000.

The property is on the right side of the river, which has abundant water flow.





The land along the riverside is relatively flat, making it suitable for camping, barbecues, or building a cabin.





The land along the river can be accessed by car from the road.

By cutting down a few trees or making simple adjustments, you could easily create even more space.

In this season, the shade of the trees along the river is cool and pleasant.





We measured the narrowest part of the road leading to the property, and here are the results:

Last time, I drove a regular car (about 170 cm wide) to the property without any issues.

I was able to reach the property in a two-wheel drive vehicle, but I recommend a four-wheel drive for those unfamiliar with mountain roads when visiting.

Here is additional information. (October 8, 2024)

To reach this property, you must travel along a narrow, 2-meter-wide road through the mountains. Some people decide not to proceed due to the mountain road conditions.

Indeed, the road to this property is rarely used, so the grass has grown, branches have fallen, and there may be leaves and soil accumulated. However, in my experience, these road conditions are temporary, and with regular use, they will almost disappear.

The grass will naturally avoid the path of vehicles, and the branches, leaves, and soil will mostly be flattened by the car’s tires over time.

(For those who don’t want to scratch their cars, I recommend carrying a handsaw and pruning shears in the car.)

Despite being in such a remote area, it is rare to have a paved road, and the fact that it’s currently unused makes for an incredibly luxurious environment.

This is a rare property where you can live organically, free from the negative effects of modern society.





Further up from the property, there is a reservoir.

It’s beautiful.





Some people tend to avoid 'reservoirs,' but they shouldn’t be lumped together.

This particular reservoir seems to be fed only by mountain water, based on the topography.

There are no houses or facilities around the reservoir.





Since I also live on mountain spring water, I understand the appeal of 'spring water,' but each has its pros and cons.

While 'spring water' is beautiful, its flow is not stable year-round, and there’s a risk of it drying up.

On the other hand, you won’t have to worry about this reservoir drying up.

Although 'spring water' is fresh, it often contains many impurities, such as insect corpses, insect droppings, animal waste, and soil after it rains.

In contrast, in a 'reservoir,' insect corpses, insect droppings, and animal waste are largely decomposed within the ecosystem, and the water remains relatively clear, even after rain.

Since this property is located at the highest point below the reservoir, there is no concern about the water being contaminated.

(The land between the property and the reservoir is owned by the former Kamigusa District, Toyono Village.)

In fact, water pipes run below the paved road, so the water is likely used as domestic water by the village below. Therefore, there should be no concern about contamination.
